I WANT TO BUY A HOME IN COLORADO - HOW CAN RURAL
Homeownership may be closer than you thought! Rural Development has two separate mortgage programs the Direct loan program, and the Guaranteed Loan program.
Our programs have special features that may be just what youe looking for. (You should only apply for one of these programs at a time.)
Both programs have some similarities-
• There is a maximum household income (income limit) based on the county you want to purchase a home in and the number of members in your household.
The maximum household incomes by county are higher for the Guaranteed Loan Program.
•Properties being purchased with either program must be located in an eligible rural area.
The eligible rural area boundaries are the same for both programs.
•Rural Development does not have a down payment requirement and allows 100% financing in both programs.
• It may be possible to finance some of your closing costs under both programs, depending on factors like the
amount you are eligible for and the cost of your home in comparison to the appraised value.
• If you are interested in purchasing a manufactured home, we can only approve new units being permanently installed on a foundation by an approved
manufacturer/dealer. We can also approve modular homes (considered the same as stick built) and new or existing homes.
