Single Family Housing Programs
Single Family Housing Programs provide home- ownership opportunities, in rural areas to low and moderate income individuals through several loan and grant programs. USDA programs also make funding available to individuals to finance improvements in order to make their homes decent, safe, and sanitary.

Single Family 502 Direct Program
Creates option for low and very low income individuals to purchase a modest home with 100% financing and a possible interest rate subsidy down to 1%.
Single Family 502 Guaranteed Program:
Offers participating lenders a USDA backed Guarantee to finance home purchases for low to moderate income individuals with no down payment requirement.

Single Family 504 Repair Loan Program:
Enables low and very low income individuals to repair or modernize an existing home, that they already own, for up to $20,000 of repairs at an interest rate of 1% for 20 years.
Single Family 504 Grant Program:
Enables very low income individuals, over the age of 62, to obtain a grant of up to $7500 to remove health and/or safety hazards or to make handicap accessible. A 504 repair loan and a 504 grant can be combined to cover the cost of repairs in excess of $7500.
