Guaranteed Loan Program

The program assists lenders in helping low to moderate income households to secure mortgages on rural properties. The lenders process all loan applications and submit them to the local Rural Development Office for funding. The agency guarantees up to 90% of the original loan in case of a default. There is no required down payment and the applicant can roll in closing cost not to exceed the appraised value. Funding is plentiful and most loan applications are approved within 48 hours of the receipt of a completed and underwritten loan package.

Direct Loan Program

This program assist very-low and low income households in affording modest housing. This program can be used to purchase an existing home and do needed repairs, or construct a new home. There is no required down payment and the monthly payments are subsidized based on the household income. Funding is limited and loans are processed on a first come first serve bases in the local Rural Development Offices.

Repair Loans & Grants

These programs assist very-low income households in repairing and rehabilitating their homes. Loans are for a maximum 20 years at 1% interest rate for an amount not to exceed $20,000.00. Grants are reserved for households considered elderly (over the age of 62) to remove health hazards in their present home. Grants are limited to a maximum of $7,500.00 per household.
