Single Family Housing Programs provide homeownership opportunities to low- and moderate-income rural Americans through several loan, grant, and loan guarantee programs. The programs also make funding available to individuals to finance vital improvements necessary to make their homes decent, safe, and sanitary. Guaranteed Loan Program

Guaranteed Loan Processing Time- Rural Development is committed to responding to Requests for Guarantee within 48 hours. Business days exclude weekends (Saturday and Sunday) and all federal holidays. All loan applications are processed in the order they are received. If the Request/Application is correct and complete, you can expect a Conditional Commitment within the same time frame.

Guaranteed Loan - Prohibited Purposes- Properties with income producing potential, as well as with non-essential buildings (guest houses, horse corral, barns, etc.) are ineligible. Small storage sheds and small pump houses are acceptable. Properties that are ff grid have catchment or cistern water systems, and/or have large acreage are also prohibited. Unpermitted additions are not eligible. Unpermitted, converted garage space must be converted back to its original use.

"Flipping Rule"- USDA does not have a specific guideline regarding how long the subject property must be owned by the seller. It is the lender's responsibility to insure that the appraised value is based on the most current and accurate data available.
