Single Family Housing Programs provide homeownership opportunities to low- and moderate-income rural Americans through several loan, grant, and loan guarantee programs. The programs also make funding available to individuals to finance vital improvements necessary to make their homes decent, safe, and sanitary. **Eligible Areas for USDA Rural Housing Programs**

Barring Congressional action, USDA will begin using 2010 Census data to determine eligible rural areas for Rural Development housing programs on October 1, 2014.  Changes to eligible areas can be viewed by selecting the applicable program listed under “Future Eligible Areas” at


NOTE:  Complete applications received prior to October 1, 2014, will continue to use the existing eligible rural area definitions based on 2000 Census data.

Guaranteed Loan Program

Guaranteed Loan Processing Time- Current turn time in Puerto Rico is 1-2 weeks. Business days exclude weekends (Saturday and Sunday) and all federal holidays. All loan applications are processed in the order they are received. "Rush requests" will not be processed any differently than all other requests. Please schedule processing times accordingly.

Guaranteed Loan - Prohibited Purposes- Properties with income producing potential, as well as with non-essential buildings. Mixed construction properties (wood walls or roof, aluminum/galvanized roof) are not acceptable.  The living area must be completely in concrete. Wood covered terrace, carport are considered non living area and are acceptable.

"Flipping Rule"- USDA does not have a specific guideline regarding how long the subject property must be owned by the seller. It is the lender's responsibility to insure that the appraised value is based on the most current and accurate data available.
