Outline Of Need:

Dustin E. Vincent, a single young man, lived with his brother for five years. His brother is also a successful USDA, Rural Development homeowner. Since his brother experienced success working with USDA, Rural Development, he recommended that Dustin apply for our 502 Rural Housing Direct Program.

Dustin only dreamed of buying a house of his own to meet his own security needs.

How Rural Development Helped:

Thanks to financial and educational guidance through the application process, we were able to determine Dustin to be an eligible applicant. However, due to the current housing market, his eligible loan amount was not sufficient to purchase a home in Sheridan County.

The folks at Rural Development recommended that he contact the local Sheridan Housing Action Committee (SHAC) and attend their Homebuyers Educational Program.

Dustin took the required homebuyer education class and credit counseling sessions that SHAC provides. After successful attendance, he then became eligible for a SHAC Home Purchase Grant up to $20,000.00.

The Results:

The partnership between USDA Rural Development and SHAC helped to provide a more suitable home for Dustin. In the end, a very-low income single person with an annual income of less than $23,000 was able to purchase a decent, safe and sanitary home in Sheridan County.

“Thanks to USDA, Rural Development and Sheridan Housing Action Committee I now can invite my friends and enjoy outdoor barbecue’s with friends in my very own yard. I also have good neighbors,” Dustin said about his new home.
