Ellijay East Apartments, a 45 unit multi-family rural rental housing complex in Ellijay, Georgia was constructed in 1990. Due to its age, the complex needed revitalization in order to remain as a source of safe, sanitary and affordable housing and maintain its marketability. This Family complex is comprised of 17 -1 Bedroom, and 28-2 Bedrooms units.
How Rural Development Helped:
USDA Rural Development processed and closed the transfer and assumption of the existing Section 515 debt by the new owners. The State of Georgia, Department of Community Affairs, awarded the Low Income Housing Tax Credit (LIHTC) in amount of $504,631. This partnership provided the funds necessary to rehabilitate this property.
Apartment living is often the alternative for people who cannot afford the purchase price and maintenance costs of their own individual house.
Ellijay residents are enjoying the upgraded Community Room with Fitness Center and Computer Room. Improvements include upgraded kitchen and bathrooms, new cabinets, flooring, appliances, windows, and doors. Some exterior enhancements were roofs, gutters, siding, lighting, playground, landscaping, project sign, and parking lot. The laundry room received energy-efficient washer and dryers. Added bonuses are Gazebo and covered School Bus Stop. Renovations were thought out with the residents’ comfort in mind, adding an extra layer of success to this project. It created new jobs for several contractors and sub contractors.
