Single Family Housing Guarantee Program
In the Guaranteed Loan program, the Rural Development (RD) guarantees loans made by local lenders. (A loan guarantee through RD means that, should the individual borrower default on the loan, RD will pay the bank the balance due on the loan.) The individual works with the private lender and makes his or her payments to that lender. The borrower pays a fee of 2% of the loan amount for this guarantee.
Under the terms of the program, an individual or family may borrow up to 100% of the appraised value of the home, which eliminates the need for a down payment.

Note: Because Rural Development works on the basis of "Adjusted Income", we suggest you contact the agency if your income is close to these limits, or if you have a family size in excess of six persons. This will eliminate the potential of processing an applicant who does not qualify.
Vermont - Please also note that the Cities of Burlington, South Burlington and Winooski are ineligible for the program. Parts of Essex Town and Colchester are also ineligible.
New Hampshire - Concord,
Derry, Dover, Hudson, Keene, Nashua, Londonderry, Manchester, Merrimack,
Portsmouth, Rochester, Salem, and parts of Goffstown and Hooksett are ineligible
for the program.
