Guaranteed Loan Specialist Helps Make Family's Dream Come True

Happy New Home Owner in front of her new home. Dear Alan,

I am writing this letter to thank you and all of the employees at Rural Development. My whole life I have always wanted a career, a family and my own home. My husband and I are both indigenous to the Prescott area, and we wanted very much to raise our family here. We graduated from high school in 2000, in August of 2001 we were married and in August of 2002 my son was born. We both knew we were going to be growing out of our duplex with the arrival of our son Harrington, so we started shopping. Because I am a loan processor I have access to dozens of programs for first time home buyers, but I choose to use Rural Development.

I chose the Rural Development for a Varity of reasons, first and foremost common sense underwriting. My husband and I had both been at our jobs for a year, but previous to that we had been in school and he went on a mission for our church. Many lenders would have looked at the gap in employment and said no way, without even realizing the circumstances that preceded the gaps.Secondly we had only a rental history, a car payment and a few credit cards, our credit was still very young, and a lot of the 100% LTV programs require more credit history. Last but definitely not least, the interest rates are the same as conforming, there is only a modest 1.5% funding fee, and NO MI!! This is the only program out there of this kind that lends 100% at a conforming rate and does not require MI. We were able to spend a lot more money on are home as opposed to spending it on interest.

We have been in our home for two months now, and we love it. Our son has his own room, we have a separate office and we even have a guest bedroom. We have so much space; it's hard to know what to do with it all. I am sure in the years to come the office and spare bedroom will be occupied by more of our children, but at least we have a home we can grow in to. If we would have had mortgage insurance and a higher interest rate we would have to move to accommodate a larger family. I look forward to spending many happy years here with my family.Thanks so much for making the dream of home ownership a reality for my family.
