The Rural Development Multi Family Housing Program helps provide adequate rental housing in rural areas for people with very low, low or moderate incomes.  Through our Rural Rental Housing Direct, Guaranteed Loans, Farm Labor Housing Loans and Grants, we finance decent well-built, and affordable rental housing.

Farm Labor Housing Program - Loan & Grant (Section 514/516)

These programs provide assistance to build housing for both migrant and year-round farm laborers.  Most of the housing developments are off-farm rental units available to eligible farm workers of any farming operation.

Purpose:  What is the Program's Goal?  To develop and repair existing housing developments for farm workers and migrant laborers. 

Program Type:  How does it work?  USDA Rural Development makes loans and provides grant funds up to 90% of the total development cost for farm labor housing. 

Eligible Applicants:  Who can apply Non-profits, public bodies, Farmers Associations, and individual farm owners.

Eligible Areas:  Must serve farm labor.  

Authorized Purposes:  What can funds be used for?  Develop new or buy and renovate existing farm labor housing developments. 

Typical Amount of Assistance:   Up to $3,000,000 per request.

Rates & Terms (rates subject to change):  1%  at 33 years.

When to Apply:  Once a year an announcement of available funding is published in the Federal Register, in the form of a Notice of Funding Availability (NOFA).  Generally the announcement is published as soon as possible after the start of the fiscal year, beginning October 1st.

Who to Contact:  Program is administered through the Rural Development State Office in Lakewood.

Housing Preservation Grant Program

This program is designed for non-profit agencies to apply for grant funds to renovate deteriorating homes and rental properties occupied by families whose incomes fall into the low and very-low categories.  These funds are leveraged with local dollars so more homes and buildings can be refurbished.

Purpose:  What is the Program's Goal?  To correct access, health, and safety issues and to alleviate overcrowding in existing homes and rental units.

Program Type:  How does it work?  USDA Rural Development makes grants to support local housing rehabilitation projects to non-profit organizations.

Eligible Applicants:  Who can apply Public bodies and non-profit organizations.

Eligible Areas:  Rural areas in Colorado, cities and towns with populations of 20,000 or less.  

Typical Amount of Assistance:  $20,000 - $50,000 with other funding sources in conjunction with the grant as leveraging. 

Rates & Terms (rates subject to change):  Grant funding should be used within 24 months.

When to Apply: Once a year an announcement of available funding is published in the Federal Register in the form of a Notice of Funding Availability (NOFA).  Generally this announcement is published around as soon as possible after the start of the fiscal year beginning October 1st.
