Apartment living is often an alternative for people who cannot afford the purchase price and maintenance costs of their own individual house.
Rural Rental Housing Direct Loans provide financing to eligible applicants/entities for the development of economically designed and constructed rental housing. The units must be rented to moderate, low or very-low income households. Additional information and income limits for your county may be found at www.rurdev.usda.gov. Single Family Housing (SFH) direct loan and grant income limits apply to Multi-Family Housing tenants also. Applicants must assure there is a need for the type of project being proposed. Up to 100% financing can be provided for not-for-profit applicants. Other applicants must come up with either a 3% or 5% contribution, depending on whether tax credits are used. A list of eligible communities is available. Funding is available through a Notice of Funding Availability (NOFA) which is announced each year.
Loans are for up to 30 years with subsidy available to reduce the effective rate to 1% if needed.
