Rural Development Instruction stipulates that housing programs can be administered to applicants when the proposed security is located in a rural community of less than 20,000 population, on a farm, or in open country not closely associated to an urban area. Due to funding regulation we cannot make housing loans in St. Louis City or County. Please click here to contact the St. Louis office of Housing and Urban Development (HUD).
USDA INCOME AND PROPERTY ELIGIBILITY SITE This site is used to determine eligibility for certain USDA home loan programs. Household income must meet certain guidelines. Also, the home must be located in an eligible rural area as defined by USDA. Applications are accepted in the office that services the county where the security is located. Loans made by USDA Rural Development to low and very low income applicants to buy, build, or repair homes (payments are subsidized) |

Loans made by conventional lenders and guaranteed by USDA Rural Development to low and moderate income applicants to buy or build homes (30 year fixed interest rate). |

|
|
Home Repair Loans/Grants |
One Percent loans made by USDA Rural Development up to $20,000 to very low income applicants to repair the home they now own, and grants made by USDA Rural Development up to $7,500 to very low income applicants to repair the home they now own to remove safety and health hazards. Grant recipients must be 62 years of age or older, and show they cannot afford a 1% repair loan. |

Rural Rental Housing |
Loans made by USDA Rural Development to individuals or organizations to construct apartments for very low to moderate income tenants (operated on a not-for-profit or a limited profit basis with subsidized rents--can include congregate or cooperative housing). |

Guaranteed Rural Rental Housing |
Loans made by conventional lenders and guaranteed by USDA Rural Development to individuals or organizations for construction of apartments for very low to moderate income tenants (operated on a not-for-profit or a limited profit basis with subsidized rents--can include congregate or cooperative housing). |

Rural Housing Site Loans |
Loans made by USDA Rural Development to public bodies or not-for-profit entities to buy and develop lots to sell to very low to moderate income housing applicants at the cost of development. |

Self-Help Technical Assistance Loans/Grants |
Self-Help Housing Loans are made by USDA Rural Development to a group of housing applicants who agree to work together to build their own homes. Technical Assistance Grants are made by USDA Rural Development to not-for-profit entities to provide the technical assistance to Self-Help Housing Loan applicants to build their own homes. |

Farm Labor Housing Loans/Grants |
Loans/grants made by USDA Rural Development to public bodies, not for profit entities, or individuals to finance rental units for domestic farm labor. |

Housing Preservation Grant Program |
Grants made by USDA Rural Development to not-for-profit entities to operate a program which finances repair and rehabilitation activities to individual/rental housing owners for very low and low income tenants. |

Community Facility Direct Loans |
Direct loans by USDA Rural Development to public bodies, not for profit entities or Indian tribes to finance essential public use facilities and equipment (health, fire, nutrition, libraries, etc.). Limited to communities of 20,000 population or less. |

Community Facility Guaranteed Loans |
Loans guaranteed by USDA Rural Development to public bodies, not for profit entities or Indian tribes to finance essential public use facilities and equipment (health, fire, nutrition, libraries, etc.). Limited to communities of 20,000 population or less. |
