Montgomery Crossing is a new construction development of 57 rental units, located in Kings County, CA. The site has a mix of two, three, and four bedroom units for low-income residents. It is partially financed by the USDA-RD Section 515 loan program and the Section 538 Guaranteed Rural Rental Housing Program (GRRHP). The development design features two-story garden-style apartment buildings, with unit plans thoughtfully laid out for family interaction.
To provide supplemental power to the development, Montgomery Crossing uses a 28.1 kWh photovoltaic system. The system reduces the development's outside energy needs and helps tenants save approximately 25% — 30% on electricity costs per year. The development also uses foam-backed, insulated vinyl siding to provide additional energy efficiency for units, helping to lock in cool air in hotter months and retain warm air when temperatures fall. The long-lasting siding also reduces maintenance costs over time.
Water conservation is achieved with the use of water-efficient fixtures throughout all units. In addition, the development's landscaping incorporates water-wise plants with low water needs to reduce irrigation costs.
For the benefit and welfare of its residents, Montgomery Crossing includes a 2,500 square foot recreation building including an office, maintenance room, computer learning center, etc. The overall community layout features barbeque areas surrounded by open spaces, as well as a pool and playground for the residents.
