Outline of Need:
Dinah Johnson of Beaver, Utah applied to Rural Development for a housing loan on February 29, 2000. At the time, loan funds were limited and new construction was not possible. She tried to find existing housing to meet her needs but was not successful. Ms. Johnson has sole responsibility for care of her disabled son, age 26, and is the sole provider for the household. She works about 18 hours per week, and her and her son's combined annual income is in the low category.
How Rural Development Helped:
Rural Development worked in partnership with other lenders so that Ms. Johnson could obtain a $76,500 single family housing loan through a special set aside with the Rural Housing Loan Partnership (RHLP), a $5,000 reduction in loan principal through the Seattle Home Loan Bank, and closing costs assistance in the amount of $1,300.
The Result:
With this assistance, Ms. Johnson was able to obtain a manufactured home through Color Country Community Housing. The home will be completed in a couple of months and ready for Ms. Johnson and her son to occupy.
In a letter to Rural Development, Ms. Johnson said that it has been exciting to choose plans, colors and accessories, and to know that the home has been ordered. "This is a dream come true for me and my son," she wrote. "I applied for a loan in February 2000, and almost gave up thinking it would ever be possible for us. Then you [Rural Development] called and said that with other partners involved in the housing program it looked like things would happen. We were so excited. Thanks to many partners such as USDA, Community Development Corporation, Five County Association, Color Country Community Housing, Zions National Bank and Federal Home Loan Bank of Seattle, a new home became a reality."
